I worked as Project Architect on this 6,000 s.f. residence on the California coast from concept design through 50% CD’s, heading a team of two and coordinating all consultants. We gained Planning Department approval at our first meeting, a virtually unprecedented result for a coastal project. The approval was appealed by a disgruntled next door neighbor and ever since has been mired in a cycle of public hearings, approvals and appeals. In the past year I modified the submittal drawings for presentation at the Planning Commission hearing. The passage of time created new regulations to be met, requiring the project to move away from the rock revetment to satisfy the Coastal Commission, and addressing the new FIRM maps which raised the flood level on the site. This caused the finished floor level to raise while still maintaining the approved building height.
